Roof Blistering, Leaks, And Punctures

Storms with high winds and hail or other catastrophes could lead to a perfectly good roof needing to be immediately replaced. In most instances, though, it will simply reach the end of its useful life. Even though this doesn’t constitute a roof failure, postponing the replacement of an old roof could lead to severe problems further down the road.

 

There are several elements that come into play when it comes to roof damage. This includes, but is not limited to varying temperatures, wind, and other natural forces. They lead to many issues that will eventually lead to the destruction of your roof if they are not properly cared for. Another thing to look out for is if your roof is properly ventilated.  If your roof does not have proper ventilation, it can make these roofing problems even worse. Here is a list of common roof problems to keep an eye out for:

  • Blisters
    • This is the most common issue that is seen in roofing. They will appear as small to midsize areas on roof shingles where the granules are missing.
    • In most cases, they resemble hail damage and are even misdiagnosed as such. They require timely attention. This occurs when water vapor or other gases become trapped between roofing elements, heat expansion can put pressure on the roof material.

 

  • Punctures
    • This is an issue that is very overrated when it comes to roofing problems. They usually occur from people, especially painters, HVAC mechanics, satellite installers, tenants who walk on the roof. The extreme heat makes the roofing shingles more pliable, and even soft soled tennis shoes can damage it.

 

  • Flashing
    • Flashing is a material that’s applied as part of a weather-resistant barrier system to your roofing system. While it’s only a thin layer, it creates a barrier that allows water to slip down the wall or to the curb and prevents water from funneling into the building. Flashing typically extends under a metal structure known as counterflashing, but if it doesn’t adhere properly, water can get into shingle joints, chimney ridges and more

 

  • Open Laps
    • Typically caused by poor workmanship during install, this issue often occurs when installers don’t correctly apply adhesive to complete laps on the roof surface.

 

  • Surface Coating
    • A roof’s surface coating can protect it from UV radiation and foot traffic. For EPDM or ballasted roofs, this type of coating can greatly extend the life of the structure. If the coating is damaged, wears off or becomes displaced, it will no longer serve as a protective layer. This means maintenance will be required.
