This means that in many cases you will first need to file this notice.
Who Should File the Notice of Commencement?

Requirements for a Notice of Commencement
The requirements for filing a Notice of Commencement are fairly consistent throughout Florida. However, the specifics may vary somewhat depending on your county or municipality. In general, you can expect to include any or all of the following information:
- The street address for your property, along with a description of it
- General information about the improvements you will be making
- Your own personal information, including name, address, and phone number
- Information about the contractor you will be working with, including name (personal or business), address, and phone number
- Key dates, including the date that work is expected to begin and the expiration date of the Notice of Commencement
- Notarization by the property owner (or an agent)
The Notice of Commencement should be filed before work begins on the project, but no more than 90 days before work begins. A Notice of Commencement is void in Florida if work does not begin within 30 days of submitting the document.
